Why do I need a home inspection?
Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence.
If you already are a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs.
If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition.
Home Inspections...What is covered?
•Attic- ventilation, insulation, structure and framing. •Basement- structure, moisture penetration. •Crawlspace- pier and beam,ventilation, moisture penetration. •Roof & Flashings- roof covering layers, flashings, valleys, chimneys. •Gutters- condition, connections, leaks, downspouts. •Ventilation-Types, condition.
•Foundation-types, condition of visible portion, cracks, settling. •Grading- landscaping and water run off and how if affects the foundation.
•Retaining Walls- condition and stability, safety concerns. •Siding & Trim-condition, types, possible repairs.
•Driveway & Walks- trip hazards, cracks, handrails. •Ceilings- condition, leaks, material.
•Floors-condition, slopes, squeaks. •Walls- materials, condition.
•Doors & Windows-locks, cracks, screens, storms, weatherstripping. •Fireplace-damper, gas logs, flue, firebox, mantle, hearth, covering.
•Major Appliances-refrigerator, stove/range, dishwasher. •Electric Systems-main panel, wiring, outlets, GFCI, switches, safety hazards.
•Plumbing System-vent stacks, pipes, gas lines, water tanks. •Water Heater-gas lines, vent connections, firebox, pipe connections.
•Air Conditioning-condenser, supply and register temps, ductwork. •Heating-vents, emergency shut off, plenum, heat exchanger if visible.
A re-inspection is often needed to confirm that repairs have been done correctly and completely. For a nominal fee we will return to the property and confirm these repairs were done professionally.
Home Warranty Inspections
Call us before your home warranty expires to see if your home needs any repairs or if any appliances need to be replaced.
Commercial Property Inspections
We will gladly inspect commercial buildings, condos, apartments, strip malls and other corporate business centers.
You will receive a very detailed computer generated report that is easy to read, contains many digital photos with descriptions and is typically 35 to 40 pages. We can deliver a bound printed report and an emailed digital version.
The inspection usually takes between 2 to 4 hours and you are more than welcome to attend. All reports are delivered with a 24 hour turnaround.
